Residents Information

  1. Mail and Parcels
    The Porters will receive parcels and “signed for” mail on behalf of residents and will Email when they have post for collection.  Please note that neither the Porters, the managing agents nor Cyclops Wharf Residents Company are responsible for any mail delivered to the Estate Office.  Due to the limited space in the Estate Office, residents are requested to collect mail as soon as possible. Also, in the event that a delivery is too large to be held in the estate office and there is no access to the delivery address, then the porter staff have the right to refuse the delivery.

  2. Parking:
    Residents
    Residents with allocated parking spaces are not permitted to park anywhere other than their own allocated parking bay.  Any resident with more than one vehicle should rent a second parking space.  Please contact the Estate Office as they have a list from time to time of available spaces for rent.
    Visitors
    We have visitors parking bays in the courtyard and along Homer drive,
    These are for short term use only,
    Speak to the Estate office if you need longer term parking.
    Clamping
    The Board of Cyclops Wharf Residents Company reserves the right to instruct a designated clamping company to enforce the parking rules.  The cost of removal of the clamp is solely the owner’s responsibility and the Porters have no authority to prevent clamping of unauthorised vehicles.

  3. Refuse
    Dustbins are provided on each floor of the flats for use by residents, they are emptied every day of the week except Sundays.  Residents with larger items or unusually large amounts of rubbish are requested to dispose of these directly in the paladins located in the refuse stores, two on the north and one on the south side of the site.

    Tower Hamlets will collect, and may charge for, larger items such as furniture and domestic appliances.  Also there is a public refuse and recycling facility located at Yabsley Street,
    off Preston’s Road on the eastern side of the Isle of Dogs.

    Once a month there is a skip on site for the disposal of smaller non-refuse items.  However, the contractor cannot take everything considered for disposal.  Residents are responsible for the correct and safe removal of their unwanted items.  See below for allowed / prohibited items.
    REMEMBER – there are increasing constraints on the disposal of items, particularly refrigerators and televisions.  There is an obligation on companies to take away and potentially recycle obsolete items.  When buying new domestic white goods (washing machines, fridges, etc), carpets, beds and furniture please ask for your old items to be taken away. It is the responsibility of individual owners to arrange the disposal of all items in the appropriate manner.
    Collections
    Tower Hamlets Refuse Department attend site on 3 times a week – Tuesdays and Fridays for Normal Waste Collections, Tuesday for Recycle Waste Collection.
    On Bank Holidays the collections will be delayed by 24 hours for each scheduled collection. Tower Hamlets will collect unwanted large items and items that are subject to special disposal.
    Recycling
    There are a number of recycling bins located throughout the car park for recyclable materials including paper, card, glass and plastic.  Every Wednesday these bins are moved from their usual locations to the north wall behind Poseidon Court where Tower Hamlets Refuse will empty them on Thursday.  Residents are requested not to deposit recyclable material anywhere else other than in the bins provided.
    Please break up cardboard boxes to ensure the recycling bins have space for other residents’ items.  Alternatively put them in the recycling bins located along the north wall of the site.
    See below for allowed / prohibited items in our recycling bins as prescribed by Tower Hamlets.
    As mentioned above, there is a comprehensive recycling facility –
    Northumberland Wharf Re-use & Recycling Centre on Yabsley Street off Preston’s Road on the eastern side of The Isle of Dogs.  The site is open seven days a week and is only five minutes away.
    They take all electrical items including computers, televisions and white goods.  Their aim is to recycle all possible components. Pink Recycling Bags are available from the Estate Office upon request.
  4. External Decorations
    Under the terms of the lease the exterior has to be re-decorated every five years.  We have in place a long-term maintenance contract with Whittle & Co for the annual maintenance of the exterior of the buildings.  This work includes repainting all window frames.  However, given that most of the windows are wood they will require remedial works and eventual replacement.  Any remedial works and their eventual replacement are the responsibility of the owner and are not covered by the service charge. The internal communal areas are re-decorated every seven years.

  5. Common Ares
    The common areas were refurbished a few years ago and are refurbished every seven years, we ask that residents are careful not to cause damage to the walls and flooring.
    Due to Fire Regulations Please do not store any personal items or put up any decorations outside your flat, you will be asked to remove it,
    Bicycles are not to be brought into the buildings and should be stored in the secure storage facility provided.

  6. Noise
    Residents are requested at all times to be considerate to their neighbours.  Any resident experiencing disturbance from a neighbour should either talk directly with the culprit, or if they wish to avoid any conflict should ask the Porters to investigate the problem.   7. Pets
    No domestic pet shall be kept on the premises without the written permission of the Managing Agents.  Provided that owners accept full responsibility for their animal and ensure it is well behaved, does not foul the estate and does not inconvenience other residents then such permission would not normally be refused.  The owner will be responsible for any damages their pet might cause.

  8. Birds and Foxes
    Please do not feed birds or foxes within the estate.  We have had problems with pigeons roosting within the estate as a result of residents feeding them.  Encouraging the pigeons causes unpleasant mess and the risk of damage to the fabric of the building from the bird excrement.

  9. Tv/Satellite
    Terrestrial Tv
    The Estate has a communal aerial system with satellite dish to provide terrestrial television to all properties.
    Satellite
    Residents are not permitted to erect or keep their own satellite dish or other aerial on the outside of the premises since the development has a communal dish installed.

  10. Fire Precautions
    We currently operate a stay put policy so if you suspect a fire please call the Estate office mobile on: 07442 509 570 then stay inside until advised by the fire brigade.
    Smoke detectors should be installed in every flat.  The smoke detectors in communal areas are linked to a central control in the Estate Office.
    Cigarettes: Please do not throw cigarette ends over balconies as this is both a fire hazard as well as very unpleasant for those below.

  11. Bicycles
    Cycles should not be stored in flats due to the risk of damage to the lifts or to the common parts. Secure cycle storage with dedicated CCTV coverage and the ability for three points locking is provided on the end of the Mews properties adjacent to Homer Drive.  Residents should use this facility and not chain cycles to the various pipes around the car park.
    Please speak to the Estate office for access to the Bike Storage area.

  12. Lifts
    The lifts are maintained under a service contract.  If you experience any problems with the lifts please advise the Porters.  If you become stuck in a lift you should press and hold the alarm button for 30 seconds which will activate the alarm in the Estate Office, at which point the porter will investigate the problem and take the necessary action.

    If you are bringing in or taking out anything that might damage the interior of a lift, please request the porter to fit the internal protective curtains.  Any damage to the interior of a lift will be the responsibility of the relevant resident and owner and they will be liable for the costs of any necessary repairs.

  13. Balconies
    Under no circumstances should cigarettes or anything else be thrown out of windows or from a balcony.  Please consider your neighbours by not creating noise disturbance whilst outside. Laundry, clothes or any other items may not be placed on balconies or railings. 
    No Barbeques to used on balconies or anywhere on the Estate, except for at the designated Barbeque area.
